• Store a flashlight in each bedroom to avoid using candles—which can cause a fire—in case of an outage

• If you use a laptop, back up files regularly and purchase extra batteries and a DC-to-AC auto adapter so you can operate your computer from the cigarette lighter of your vehicle in case of an emergency

Escape Routes

Is your address visible? Make sure emergency-aid vehicles will be able to locate your home quickly in case of an emergency. Also take these precautions:

• Plan at least two escape routes out of every room and make sure that each family member is aware of them

• Place preassembled flame-resistant safety escape ladders near a window on each floor of your home

• Pick an outdoor meeting space located at a safe distance from your home

Cleaning Outdoor Furniture

Ah, summertime! Now that everyone’s favorite season is in full swing, you’re likely spending a lot of time outdoors, which means you will want to make sure your outdoor furniture is spic and span. As affordable licensed building contractors in the Bronx and elsewhere, we know a thing or two about home maintenance, so we hope these tips help!


• Plastic Furniture: Make a mixture of water and a mild dishwashing detergent. Wipe your plastic furniture down with a clean cloth that is dampened with the solution. Hose it down to rinse the solution off.

• Wrought-Iron Furniture: Follow the same instructions for plastic furniture.

• Aluminum Furniture: Follow the same instructions for plastic and wrought-iron furniture. If there are scuff marks, use a soft cloth moistened with water and a small amount of Soft Scrub to remove them and then rinse with a hose.

• Wicker Furniture: Dampen a soft scrub brush with water and a mild oil-based soap. Hose the furniture down afterward and hose down every few weeks to maintain.

• Teak Furniture: Follow the same instructions for wicker furniture.

Backyard Makeover

Making Your Old Deck New Again – Part Two

Earlier this week, your read A Real Advantage Construction’s tips for giving your Westchester County, NY deck a makeover just in time for summer. Read the last two tips and get your deck in tip-top shape in time for a weekend party!

1.       3. Apply a stain

a.       Now that your deck is repaired and cleaned, you need to apply a protective finish.

b.      If your deck is newer, clear finishes and transparent stains are fine. But if your deck is older, use a semitransparent stain.

c.       Use a sprayer and 2-inch brush to apply the stain, starting at an inside corner and working out.

d.      When applying subsequent coats, make sure the first coat is still wet so that it will be absorbed into the wood.

a.       If your original railing is really beat up, replace it with a maintenance-free system.

Making Your Old Deck New Again – Part One

The first day of summer is tomorrow (June 21), which means it’s time to get your deck prepped for summer parties! Follow A Real Advantage Construction for tips on whipping your Staten Island, NY deck into shape in no time at all. Divide this project into two weekends to make sure the wood is dry before you apply stain.

Four steps for transforming your deck:

1.       Make repairs

a.       Inspect the whole deck, paying special attention to parts that are in direct contact with the ground.

b.      If the tip of a screwdriver can sink into a joist or post, you have rot—which means you have a major renovation on your hands.

c.       Inspect the deck-to-house connection, as screws and bolts can loosen and rust.

d.      Lastly, check for cosmetic damage to ensure the wood on the railings and decking are secure. You don’t want a splinter to ruin your next family bar-be-que!

2.       Clean the deck surface

a.       Your deck should be cleaned annually. Assuming your deck has been regularly maintained, it should be able to be revived using a deck cleaner.

Choosing Gutter Colors

When making a gutter repair or installing new gutters, color isn’t the first thing that comes to mind, but it should be considered to maximize your home’s curb appeal. When choosing a color for your gutters, consider the following:


• You don’t want your gutter to stand out and become a focal point of your home. Choose a color that will go with colors already in place so that your gutters blend into your home. If you have white trim near your gutters, for example, choose a white gutter for a cohesive look.

• Along those lines, make sure that the color of your gutter doesn’t clash with the color of your home.

• Take the color of your roof into consideration, because if a color works with your home as a whole it will work with your roof color.

• Lastly, make sure that your gutters don’t compete with the trim of your home. If you are looking for a goof-proof color for your gutters, choose the same color as your trim.

An Easy Home Construction Fix

Whether you are looking to sell your home or simply want to spruce it up for the summer months, A Real Advantage Construction is here to help! One of the easiest ways to give your home an easy makeover is by replacing or repainting your entry door.

First, figure out if you need to repair, replace or simply repaint. If you have a wood door that is binding in the jamb, you may need to sand it down so it will swing freely. Another option is to put a thin cardboard shim behind one of the hinges to help the door hang true.

Are your hinge or door-lock screws stripped? If so, replace them with three-inch screws, which will offer more security by penetrating the thin door jamb to reach the studs (thus providing more resistance to impact).

To make your door more secure, replace the strike (that’s the metal plate that is mounted on the door jamb and into which the lock’s bolt slides) with a $10 box strike. Installing metal reinforcements around the door where it had been drilled to accept the lock and knob may also work.

If you have a wooden door with nicks (which can rot) or a steel door with chips (which can rust), repaint the door. Make sure to sand steel doors before painting. If painting a wooden door, fill in cracks with wood filler and sand the wood.

Painting is also an opportunity to add a décor element to your home. Color-batching software can help you find colors to complement your landscaping, siding or roof, for example. To make your door a focal point, use semi-gloss paint; to hide imperfections, use flat or satin paints.

When it comes to new gutters, the main advantage to selecting wooden gutters is that they look authentic and are strong.

Cons

As for the negatives of choosing wooden gutters, their surface is rougher—adding more resistance to the flow of the water—so they carry less water than metal gutters.

Wooden gutters also require more maintenance. Although all gutters have to be cleaned, wooden gutters need to be painted with a sealer or oiled every other year at least (once a year is preferable). It is also necessary to maintain the seal on the corners and gooseneck.

Tricks to Lowering Your Water Bill

Relax, you don’t have to buy a brand new toilet to benefit from the latest and greatest water-saving technology. Read on to find out what you can do.

Several new product kits replace the inner workings of toilets with dual flush units. One flush setting removes liquids and paper (it uses less water and is used more often), while the other removes solids (if you get my drift!) and uses more water. The Environmental Protection Agency reports that replacing a pre-1995 toilet (which consumes a whopping 3.5 gallons per flush) with a 1.28-gpf toilet can save a family of four up to $2,000 on water bills over the course of the toilet’s lifespan. Although variables like the cost of water in your area and your household size are factors, the savings speak are there nonetheless. Fixing leaks (caused by a broken toilet flapper) can save up to around 200 gallons of water a day, according to estimations by the EPA.

DIY Tools

You never know when you’ll have to fix a leaking roof or make gutter repairs, so it is important to have all of the tools you’ll need on hand. Follow our guide to DIY tools to make sure your set is complete.

• Allen Wrench – You’ll have a hard time assembling furniture without these hexagonally-shaped bars, which come in a set.

• Safety Goggles – Shield your eyes from toxic solvents and wood and metal shavings by wearing these.

• Painter’s Tool – Use to remove caulking around showers and tubs, remove and spread putty, spread Spackle and joint compound and clean rollers.

How to Replace a Roofing Shingle

Summer is rapidly approaching, which means it’s time for backyard barbecues and cookouts with your family and friends. If a damaged roof shingle is becoming an eyesore, don’t try to patch it up before your summer shin dig, simply remove the entire shingle and replace it yourself. Affordable roof repair is easier than you think to achieve.

Steps to replacing a roof shingle:

1. Pry out the nails holding the ripped or damaged shingle in place using a flat bar.

2. Pull out the old shingle and put on a new one. Here’s where it gets tricky: You have to lift the shingle that is directly above the new shingle in order to nail down the new one, and the older shingle may be too fragile to bend far enough away to allow you to use your hammer.

3. To solve this issue, place a wooden block just below the lower edge of your new shingle.

4. Slide the pry bar under the shingle and rest it on the wooden block and stand a roofing nail under the flat end of the bar.

5. Strike the bar with the hammer to drive in the nail. You should be able to remove the pry bar and hammer the rest with ease once the nail is halfway in.

Voila! There’s no need to look into how much a new roof will set you back when you can complete this quick fix yourself. Let the summer festivities begin!

Gutter Protection Devices

Cleaning out your gutters can be a lengthy and annoying process. At A Real Advantage Construction, we can help you with this and complete the process for you. There are a few things you can do, however, that will make this process occur a lot less often. Gutters need to be sheltered from leaves and other debris that can clog them up and prevent them from draining correctly. Here are a few options for gutter protection that you should invest in.

Solid covers - They work well. A solid gutter cover fits inside the gutter itself, allowing only water to flow into the gutter from the sides. Leaves and other types of debris will not be able to enter the gutter and will fall off the sides of it. We really recommend this type of protection.

Mesh or Screen covers - These covers are caulked inside of the gutter. Anything small enough to fit through the mesh will fall through into the gutter. This should keep leaves and large debris out. This is probably one of the most cost-efficient ways to protect your gutter.

Gutter filters - Similar to foam, this type of protections allows only water to enter the gutter while leaves and debris flow over the top or blow away once dried. They are installed directly on top of the gutter.

Shingle Gutter Guards - There are two types:
1. Beneath-shingle gutter guards - These handy little additions are installed right underneath your home's shingles. They are a little more expensive than the previous two options, but they are very durable. There is a little maintenance involved with them, but other than that, they are very effective at keeping debris and leaves out of your gutters.

2. Shingle guards that attach to the top of the shingle - These lay flat on top of the gutter and shingle. They can either be hinged or locked on so that they do not shift. They are probably the most difficult to install out of all the options, but they are very effective and make clean up very easy. You just flip the cover open and clean out the gutter when necessary.
